I want a house but...


I prefer to think the market is righting itself, getting back on an even keel. I can't turn on the news and not hear how mortgages are impossible to get, homes prices are tumbling. While it is true that mortgages are no longer available to those who should not have had a mortgage in the first place, they are available. If you have taken care of your credit then it is very possible you can get a mortgage. And the best news for you, there are bargains to be had! So, what is it that stops you? I suggest that before you listen to the news you call a reputable mortgage banker and find out if you qualify. Start with our smaller, local banks. Ask about any first time home buyer programs they may have. Check online with the Housing Development Fund for their first time home buyer program. New Milford real estate has some great prices for the first time home buyer. Don't give up your dream because someone else told you that it is impossible. It is possible! Prices are down, interest rates are down, inventory is up. It is absolutely a buyers market!

What is happening in New Milford, CT? For a snapshot of today, here is what is happening:

I looked at single family and condo sales, from 2006, 2007 and 2008. Here is what I found.

SF Sold 210 (down 28% from 2007) Condo Sold 86 (down 32.2% from 2007)

SF 139 days (up 21% from 2007) Condo 114 (up 28.08% from 2007)

Average List Price

SF $369,189 (down 14.79% from 2007) Condo $206,745 (up 1.78% from 2007)

Average Sale Price

SF $375,587 (down 9.94% from 2007) Condo $204,263 (up 2.26% from 2007)

SF Sold 292 down 7.3% from 2006) Condo Sold 125 (down 2.3% from 2006)

Average Market Time

SF 115 days (up 23% from 2006) Condo 89 (up 25.35% from 2006)

What does this mean if you are selling? You need to be aggressively priced, looking at the competition on a regular basis and pricing your house accordingly. You should be priced in the top 5 of comparable homes. Clean it up, stage the home, make sure you follow all the recommendations of a real estate professional in order to sell.

What does this mean if you are buying? With interests rates at an all time low it does make sense to buy now. If rates rise, and they will, it will make the lower prices of a home not as attractive in the long run. A higher priced loan means higher monthly payments!

FIRST TIME HOMEBUYERS SEMINAR

I will be hosting another first time homebuyers seminar at my office in early spring. I will post the date asap. A representative from the Housing Development Fund will be there, Newtown Savings Bank, and local real estate attorney Ann E. Fisher will be presenting. Don't think that you can't buy a home. If your credit is decent, there very well could be a program out there for you. My daughter just bought her first home using the Housing Development Fund in conjunction with Newtown Savings Bank, what a great experience it was! She was eligible for down payment assistance from HDF, and combined with the loan from NSB her mortgage payment is GREAT!
